He graduated from the United States Naval Academy in 1988 and was commissioned an Officer in the United States Marine Corps. &lt;/font&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;font size="2"&gt;Rich served in Operation Sharp Edge in Liberia in 1989 and in Operation Desert Storm in 1990. He left active duty in 1993, and continued serving in the Marine Corps Reserves until November 2005. Rich attained the rank of Major, and is also a graduate of the Marine Corps Command and Staff College.&lt;/font&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;font size="2"&gt;Rich has over 14 years experience in the financial industry, and currently holds his Series 7 and 66 licenses. Prior to joining the Excalibur 1031 Group, LLC in 2004, Rich worked at Merrill Lynch as a Financial Advisor and Operations Manager, and at JP Morgan as an Operations Manager. &lt;/font&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;font size="2"&gt;Rich is responsible for business development for the Northeast Division of the Excalibur 1031 Group, LLC. In addition, he holds his New Jersey Real Estate License.&lt;/font&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;font size="2"&gt;&amp;nbsp;Steven B. Shaiman, CPA, IAR is practicing self-employed accountant as well as a financial advisor with Calton &amp;amp; Associates, Inc. Based in Livingston, NJ, Steve has served both Northern and Central New Jersey for the past 25 years.&amp;nbsp;&amp;nbsp; &lt;/font&gt;&lt;/p&gt;&lt;div style="text-align: left;"&gt;&lt;font size="2"&gt;Steve is a two time Rutgers graduate attaining both his BA and MBA degrees in 1981 &amp;amp; 82 respectively.     <title>Student Brand Management Program</title>

    <content type="html">The New Jersey Apartment MLS, GardenStateApartments.com, is offering a unique internship opportunity through a competition to New Jersey business students during the Spring 2007 semester. This competition is a great way for business students to use their knowledge and creativity in a real world marketing campaign while building their resume and having fun. &lt;br /&gt; &lt;br /&gt;The competition is open only to students enrolled at 2 or 4 year New Jersey institutions of higher learning. Applicants are competing, first to be selected as ambassadors to represent the Student Brand Management Program on their campus and secondly, competing head to head within the program against ambassadors at other schools. GardenStateApartments will provide each participant with a small budget, a base calendar of events, and a marketing tool kit. Brand managers will create a marketing plan for their school and report their activities to a program manager each week who will track the competition and give feedback.     <title>Your Real Estate Questions:</title>

    <content type="html">&lt;center&gt;&lt;a name="cutid1"&gt;&lt;/a&gt;&lt;/center&gt;&lt;br /&gt;&lt;b&gt;Q: What do I need to know before renting out my home?&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;A: A lot! This is by no means a complete checklist, but it should point you in the right direction:&lt;br /&gt;&lt;br /&gt;1. Research local laws regarding Tenant and Landlord rights. &lt;br /&gt;&lt;br /&gt;2. Screen prospective tenants carefully and thoroughly.&lt;br /&gt;&lt;br /&gt;3. Prepare a thorough lease agreement and make sure all tenants to be included on the lease sign it.&lt;br /&gt;&lt;br /&gt;4. Take pictures or video of the property before tenant moves in to document the condition of the home. Do the same when they exit to document any damage.&lt;br /&gt;&lt;br /&gt;5. If you will not be able to spot inspect or make or arrange for repairs to the property while it is leased, I advise using a professional Property Manager to handle this on your behalf.&lt;br /&gt;&lt;br /&gt;6. Consult an attorney. They will be invaluable in helping with items 1-3.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Q: I am renting a house and had to pay the 1st month and security deposit when the contract was signed. Now my landlord is demanding rent for the first month again. Should we contact the police or a lawyer?&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;A: Well, the police have more pressing issues than a tenant/landlord dispute, so nix that idea.&lt;br /&gt;&lt;br /&gt;Hopefully, when you signed the contract, the contract and/or a receipt was issued stating exactly what it was you paid the day you signed the lease contract. Take that and your cancelled check and submit it to your landlord as proof that you have already paid the first months rent.&lt;br /&gt;&lt;br /&gt;If you did not ask for a receipt, shame on you. Double shame if you paid in cash and did not request a receipt for what you had paid. In this case, you are probably out of luck since it is his word against yours. One of you will have to produce proof that the 1st month was or was not paid if it goes to court. . .&lt;br /&gt;&lt;br /&gt;ALWAYS get a receipt (did I say ALWAYS?). . . :) &lt;br /&gt;&lt;br /&gt;Try to settle the issue with your landlord the best you can before getting an attorney involved. The attorney's fees will likely far surpass that 1 month of rent unfortunately.&lt;br /&gt;&lt;br /&gt;If you don't pay and your landlord starts the eviction process, the burden of proof will be on him to prove that you did not pay the first months rent in order to do so. &lt;br /&gt;&lt;br /&gt;If you have documentation, you should be fine. &lt;br /&gt;&lt;br /&gt;This is a tough one and it's unknown what type of documenattion you got or what your contract states and without that info. this is the best answer I can give you. Hope it helps. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Q: What percentage of your rent would apply toward a down payment on a house advertised as "rent with first option to buy"?&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;A: Zero. There's no connection between the rent and the possible future down payment.&lt;br /&gt;&lt;br /&gt;When you rent, you are paying for the use of the space month by month. Everything changes when you purchase. Just because you decide to buy, it doesn't mean that the landlord should have to forfeit any of the rent money you gave him/her over the years. Renting is one kind of business deal; buying is another.&lt;br /&gt;&lt;br /&gt;I was in a situation like that. I had been a renter of the same house for 13 years, and the landlord said the house was going to be sold and did I want to buy it.&lt;br /&gt;&lt;br /&gt;Since I had lived there so long, I knew everything good and bad about the place and was able to judge that it was a good property to buy.&lt;br /&gt;&lt;br /&gt;All the landlord is saying is that if you like the place and he/she decides to sell it, both of you could benefit from just striking a deal, rather than going through a house search or advertising or whatever other hassles are involved in buying/selling a house.&lt;br /&gt;&lt;br /&gt;"Rent with first option to buy" is just a nice thing to have. You're guaranteed you're not going to wake up one morning and be told "the house is sold, you have to move." You have some control over the situation.&lt;br /&gt;&lt;br /&gt;Of course, if you don't want the house or can't afford it, then you WILL have to move. But having first option to buy is a luxury most renters don't get offered.&lt;br /&gt;&lt;br /&gt;Good luck! &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Q: What's the difference between renting and leasing? &lt;/b&gt;&lt;br /&gt;&lt;br /&gt;A: The difference is that a lease is a contract to rent a given property for a set time and for a set amount. When you rent without a lease, there is no guarantee either way, and the renter can leave at will, and the landlord can evict you at will -- though laws vary, and even without a lease some states may make it difficult for a landlord to kick you out on a moment's notice if you're current with the rent. &lt;br /&gt;&lt;br /&gt;With a lease, as the renter, you are guaranteed that the rent won't go up during the lease (unless the lease says it can) but, in turn, you are legally obligated to pay the full amount of the lease even if you move out before the lease is up. But many landlords will simply charge you a "lease break fee" to get out of a lease early. There's a little more to it than this, for example, if you do break a lease, the landlord is obligated to fill the apartment as quickly as possible, and charge you only for the time that the property was vacant and not for the full remainder of the lease.&lt;br /&gt;&lt;br /&gt;There are also rental agreements that are not leases. Like a lease, it spells out the rules, what utilities are included with the rent, pets, etc., but doesn't obligate ether party for a long term agreement -- typically, requiring 2-weeks notice from either landlord or tenant. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;center&gt;&lt;i&gt;More coming soon!&lt;/i&gt;&lt;/center&gt;&lt;br /&gt;&lt;br /&gt;</content>
